3 Recent Listings in Riverside and Avondale

I'd like to share with you 3 great listings of mine available in Jacksonville's historic Riverside/Avondale area.

Busy Busy Busy

Sorry I have not had time to post in a long while... been too busy selling!

Including:

4263 Garibaldi in Venetia, which went under contract in 1 day!

4919 Ortega Forest Drive was on the market for all of 3 days when my buyers put it under contract.

And, the big kahuna is the large St Johns River lot on Timuquana Road with views of downtown Jacksonville (about which I've blogged before) — It's now sold!!


So, with these showings, contracts and closings (and many more new clients looking at property every day) — that's what I've been doing since I last blogged!

Buying & Selling in 2010

There's an old saying "statistics don't lie." Of course, there's another saying which says, "There are lies, damned lies, and statistics." Nevertheless, I would like to use statistics to prove that real estate sales in Northeast Florida are up in 2010 if the property is priced right.


In Northeast Florida there were 1,613 closed sales in June 2010, a 17.7% increase over the 1,370 closed sales in June 2009. The median sales price was $143,090, down 10.6% from last June's median of $160,000. 705 of those sales were either foreclosures or short sales, a 47.8% increase over last years figure of 477.


In Ortega, Avondale, and Riverside, there were 29 closed sales in June, a 20.8% increase over last year. The median sales price of $170,625 is down 24.6% from last year's median sales price of $226,250.


So, good news for buyers. A hard reality check for some sellers. The only thing is, I do try to point out that most sellers are buying at the same time — and with interest rates at all-time lows, they can still come out well even in current market conditions.

Tax Credit Ends; Deal Season Begins

There was a mad rush of buyers putting in contracts by April 30 to take advantage of the federal government's tax credits for home-buyers. April 30 was the deadline and a staggering eleven contracts were turned in at my office, Prudential Network Realty's Avondale / Ortega branch.

If you are a potential buyer you might be thinking you missed a great opportunity for getting up to $8,000 in tax rebates. While it is true that the tax credits for home buyers are no longer available, it is also true that there are still a great many properties available on the market. And the pool of buyers just shrank dramatically. That's why I am not joking when I say that "Bargain Season" is just beginning. Some sellers will be motivated to come down much more than $8,000. Especially with fewer buyers competing for those properties.
