Tax Credit Extended

Obama just signed an extension of the first-time homebuyer tax credit, and it's even better than the first time around! Existing homeowners may be eligible for up to $6,500 provided they have lived in their current home for over 5 years.
To take advantage of your credit you must have a binding sales contract signed by April 30, 2010 and close before July 1, 2010.

Seller's Game Plan

Wow! Everybody in the company liked my Seller's Game Plan flyer so much that they reconfigured it in color with a Jaguars picture — with a teal tongue! It's great working for Prudential Network Realty. One of the reasons I chose this company out of all the others in Jacksonville* to work for is that it really is like a team. The company supports its agents — and the agents support each other as well. So, it's nice to see that they recognize me putting in extra effort to create promotional material on my own. Jaguars Game Day!

Jaguars Game Day! Must mean Real Estate!!

Ha ha... huh?

Prudential Network Realty is the official realty partner of the Jacksonville Jaguars! I'll be teaming up with another agent from my office and sitting outside the stadium before the game this Saturday to speak with anyone about their real estate questions. We will be on the South End of the Jacksonville Municipal Stadium, under a white tent between Gate 1 and Pepsi Plaza.

Why would you want to take time out on Game Day to talk real estate? (Or, you might wonder, what makes us think it's worthwhile to be there?!) Well, many people are stressed over real estate but have not taken the time to ask questions of a real estate professional. We are offering a quick and easy way to have a short conversation which might lead to better understanding the current market.



I came up with two flyers which I'll have available. For prospective buyers, a listing of homes for sale all over town selling for less than $200,000 all the way up to over $2 million. For sellers, I've concocted the Sellers Game Plan!




I've transcribed the above flyer below. The football metaphors might be corny, but the advice is rock solid. Anything works when trying to make the best of what many perceive as a lousy real estate environment... What do you think?

HOW TO WIN IN A BUYER’S MARKET

GET FIT: Prepare Before Kickoff
Get a home inspection and make repairs in advance. Doing so puts you the seller in control and ahead of the game. Many deals fall through due to a surprise in the inspection process; it's better to know and deal with the issues in advance. Don’t let penalties take you out of the game.

STAY LEAN: Declutter, Depersonalize, and Organize
How you live in a home is different from how you sell a home. Get rid of clutter to make rooms seem larger. Don't have too many personal family photos. Neutralize colors when possible. (The new buyers need to picture themselves living there, not you.) Organize closets and drawers to give the illusion of more space. Now you're ready to play!

GAME FACE: Watch the Curb
Your house could be great on the inside but buyers need to get in the front door first! You can't win if you never even get the ball. Curb appeal such as landscaping or something as simple as your front door color can make all the difference and puts a good first impression in the buyer's mind.

GET IN THE ZONE: Pricing Your Home Correctly
Nothing can overcome an overpriced house. You need to stay ahead of the market, not behind it. Without being priced properly you're not even in field goal range, baby!

I have been working a lot with buyers lately who are taking advantage of the enormous availability of affordable condos here in Jacksonville and Jacksonville Beach. There are so many great values throughout Northeast Florida that I've been showing prospective buyers those water views which make greater Jacksonville — and its beaches — such a great place to live.

About the First Time Homebuyer Tax Credit

Part of the massive stimulus signed into law by President Obama in February was directed at improving the state of the real estate market.

Here are the basics: 

  • Purchase by December 1, 2009. 
  • Eligible to any single person or couple who have not owned a home as their principal residence in the last 3 years.
  • Receive a refundable tax credit of 10% of the purchase price, up to $8,000. (Refundable means that if you are due the full $8,000 but only owe $2,000 in taxes you will receive the rest of the $6,000 in a refund check from the I.R.S.)

The State of Real Estate

These days when I say to people that I am a real estate agent I keep getting the same response: rolled eyes, shaking heads, folks saying, "I'm sorry." Lately my role in life seems to be calming others real estate fears.

When talking about real estate, people's fears seem to fall into two categories: worrying about the market in general and worrying for my sake because it's my job. I find myself constantly saying, "No really, things aren't that bad. I am very busy."

The real estate market in Jacksonville is quite busy lately. And the current conditions make it a good time for many people looking for bargains or who currently need to make a move.
