Rookie of the Year!

This week I was awarded Prudential Network Realty's Rookie of the Year for 2009! I will have more to say about this soon. Needless to say, I'm extremely proud and grateful for the recognition.

For now I'll share the video of me receiving the award:

Press Release: Rookie of the Year Josh Nugent

At their annual meeting on January 19, 2010, Prudential Network Realty named Josh Nugent Rookie of the Year for 2009. Josh was extremely gratified to be honored by the company he has admired for so long. When Josh decided to transition from being a realtor for a custom homebuilder to general real estate sales, he considered only one company in all of Northeast Florida, Prudential Network Realty. Throughout his first year with their Avondale Office, Josh has taken PNR's mission of "Extremely Full Service" to heart.

The night before he received his award, Josh held a wine and cheese social inside a listed property in order to acquaint its prospective buyers with their new riverfront condo lifestyle. The buyers invited their friends in the neighborhood to partake of the nighttime view of the city as well as offer tips on the remodeling they have planned. This extra effort put in by Josh Nugent and the other Prudential Network Realty agents he partners with exemplifies going that extra mile in real estate sales.

For sellers, Josh frequently makes custom websites for a listing. In fact, after creating a website for one listing in the Avondale riverfront highrise the Beau Rivage, Josh saw a need and filled it: he developed a website for the whole building focusing on the amenities, the neighborhood, and (yes, naturally) the units currently available for purchase.

Josh has created promotional materials which have been used company-wide. He conceived and promoted a "multiple open house" idea for riverfront properties for sale in Avondale and Ortega. In the Murray Hill area, Nugent and two other Prudential agents have partnered with the neighborhood wine store for regular wine and cheese tastings.

Josh Nugent is being recognized today as the region's Rookie of the Year. He has also gotten the attention of our national organization, Prudential Real Estate Affiliates, Inc. In March he will speak at the national convention in Austin, TX, in a panel titled Top Techniques from Rising Stars. Josh's star is indeed on the rise, proving that hard work and creativity will always pay dividends no matter the conditions of the market. The first few weeks of 2010 have already set a blazing pace which bodes progress for Josh Nugent and all of Prudential Network Realty.

Make the Most of 2010!

2010!

Happy New Year!

I spent last night at a wonderful party atop the very wonderful Peninsula. The Peninsula is one of the condominiums I've been showing a lot to buyers. Purchasing condos can be such a great value right now. The prices are right in condos all over town, so it only makes sense to look into a riverfront high-rise if that suits you.

I did not take along my camera to capture the fireworks (which probably wouldn't have come out all that great anyway), so you'll just have to take my word for it that they looked awesome from the Peninsula's top-floor Apogee Lounge, open to residents for private parties and special events.

I'll share with you the daytime views from various units available at the Peninsula:

If you'd like to have these views for your very own, as always contact me, Josh Nugent.

Tax Credit Extended

Obama just signed an extension of the first-time homebuyer tax credit, and it's even better than the first time around! Existing homeowners may be eligible for up to $6,500 provided they have lived in their current home for over 5 years.
To take advantage of your credit you must have a binding sales contract signed by April 30, 2010 and close before July 1, 2010.
That may sound like a long way away, but if you are interested it is never too soon to start looking. Contact me today, Josh Nugent.

Seller's Game Plan

Wow! Everybody in the company liked my Seller's Game Plan flyer so much that they reconfigured it in color with a Jaguars picture — with a teal tongue! It's great working for Prudential Network Realty. One of the reasons I chose this company out of all the others in Jacksonville* to work for is that it really is like a team. The company supports its agents — and the agents support each other as well. So, it's nice to see that they recognize me putting in extra effort to create promotional material on my own. I'm happy to share my Seller's Game Plan with any other agents who chose to use it!

* No other Jacksonville real estate company even comes close to Prudential Network Realty — I honestly did not consider working anywhere else! To an outsider that may just sound like I've "drunk the Kool-Aid," but it's really true. Contact me, Josh Nugent, and see how much my hard work for you is multiplied by the power of Prudential Network Realty.

Jaguars Game Day!

Jaguars Game Day! Must mean Real Estate!!

Ha ha... huh?

Prudential Network Realty is the official realty partner of the Jacksonville Jaguars! I'll be teaming up with another agent from my office and sitting outside the stadium before the game this Saturday to speak with anyone about their real estate questions. We will be on the South End of the Jacksonville Municipal Stadium, under a white tent between Gate 1 and Pepsi Plaza.

Why would you want to take time out on Game Day to talk real estate? (Or, you might wonder, what makes us think it's worthwhile to be there?!) Well, many people are stressed over real estate but have not taken the time to ask questions of a real estate professional. We are offering a quick and easy way to have a short conversation which might lead to better understanding the current market.

I came up with two flyers which I'll have available. For prospective buyers, a listing of homes for sale all over town selling for less than $200,000 all the way up to over $2 million. For sellers, I've concocted the Sellers Game Plan!

I've transcribed the above flyer below. The football metaphors might be corny, but the advice is rock solid. Anything works when trying to make the best of what many perceive as a lousy real estate environment... What do you think?

Seller's Game Plan

HOW TO WIN IN A BUYER’S MARKET

brought to you by Prudential Network Realty

GET FIT: Prepare Before Kickoff
Get a home inspection and make repairs in advance. Doing so puts you the seller in control and ahead of the game. Many deals fall through due to a surprise in the inspection process; it's better to know and deal with the issues in advance. Don’t let penalties take you out of the game.

STAY LEAN: Declutter, Depersonalize, and Organize
How you live in a home is different from how you sell a home. Get rid of clutter to make rooms seem larger. Don't have too many personal family photos. Neutralize colors when possible. (The new buyers need to picture themselves living there, not you.) Organize closets and drawers to give the illusion of more space. Now you're ready to play!

GAME FACE: Watch the Curb
Your house could be great on the inside but buyers need to get in the front door first! You can't win if you never even get the ball. Curb appeal such as landscaping or something as simple as your front door color can make all the difference and puts a good first impression in the buyer's mind.

GET IN THE ZONE: Pricing Your Home Correctly
Nothing can overcome an overpriced house. You need to stay ahead of the market, not behind it. Without being priced properly you're not even in field goal range, baby!

THE RIGHT TEAM: Prudential Network Realty Sign in Your Yard
We have the best trained and most professional agents in the business. We are tops in market share and productivity. And we are always ready for game day. We have the most advanced arsenal of tools from Agent Excelerator, Online Seller Advantage and Smarter Agent to insure you sell your home and score a touchdown!

Condos, condos, condos!

I have been working a lot with buyers lately who are taking advantage of the enormous availability of affordable condos here in Jacksonville and Jacksonville Beach. There are so many great values throughout Northeast Florida that I've been showing prospective buyers those water views which make greater Jacksonville — and its beaches — such a great place to live.

Would you like these to be your views?

View from the amazing Peninsula!

Two views of peaceful Pottsburg Creek

View from the Beau Rivage in Avondale!

Amelia Island condo view
View of pool, golf course and marsh from affordable condo at Amelia Island!
If you think you could get used to having these views from your home, or vacation home, then contact me, Josh Nugent.

Of course, don't forget about the beach!!
